Home Flippers May Need a Builder’s Risk Insurance Policy
A homeowner’s insurance policy is intended for homeowners who will occupy the dwelling. In essence, you must occupy the dwelling within 30 days of purchase. Yet it is not uncommon for remodeling to be completed prior to the move in date. However, home insurance coverages will void when the home remains vacant for greater than 30 days. Coverages are voided after 30 days due to the vacancy clause. Thus, this exclusion may make it necessary to consider buying a builder’s risk insurance policy.
Vacant Dwelling Endorsement or a Builder’s Risk Insurance Policy?
Some homeowners’ insurance policies allow adding a vacancy clause endorsement. Thus, adding this endorsement removes the vacancy clause. However, when there is too much remodeling needed, then the homeowner’s policy may be ineligible. As a result, a builder’s risk insurance policy is in order. Moreover, a builder’s risk insurance policy can cover the value of the existing structure plus the value remodeling. Additionally, consider adding theft coverage to your policy. In addition, be sure to talk to your agent about adequate personal property limits and theft coverage.
